Who we are and what we do
apnaamakaan is a property investment consultancy operating in Rawalpindi and Islamabad. We advise on, and broker the purchase and sale of, plots, files and property in housing societies across the twin cities. We are not the developer of any society listed on this site. Each society is developed and controlled by its own management, and the terms of any plot or file you buy are set by that developer, not by us.
Information on this website
Prices, payment plans, plot sizes, NOC status, development progress and availability change frequently and often without notice. Everything shown on this site is indicative and is provided for general guidance only. It is not an offer, and it does not form part of any contract.
Before you commit money to any project, confirm the current figures with us directly and verify the NOC status yourself with the relevant authority — the Rawalpindi Development Authority (RDA) or the Capital Development Authority (CDA). We will help you do this, and we encourage it.
Where a project page says a NOC is “in process”, “partial” or “technically approved”, that means full approval has not been granted. Buying into such a project carries additional risk, including the risk of delay or of the layout changing. We flag this openly on every project page so you can weigh it.
No investment guarantee
Property values in Pakistan can rise and fall. Nothing on this website or said by our team is a guarantee of appreciation, rental yield, resale value, possession date or ballot outcome. Any figures we discuss about potential returns are opinions based on market conditions at the time, not promises. You are responsible for your own investment decision, and we recommend you take independent financial and legal advice for any significant purchase.
Our fees
Our guidance, project comparisons and site visits are free to you. We are paid a standard dealer commission on completed transactions, which we disclose to you upfront before you commit to anything. We do not add hidden charges to the developer’s price.
Payments
Pay the developer, not an individual. All booking payments, instalments and dues should be made directly to the housing society through its official banking channels, in the form of a pay order, bank draft or transfer to the society’s own account, and you should obtain an official receipt for every payment. Never hand cash to any individual, including anyone claiming to represent us, and never transfer money to a personal account for a plot booking. apnaamakaan accepts no liability for payments made outside a society’s official channels.

Overseas clients
We regularly work with overseas Pakistanis and can handle a purchase remotely. You remain responsible for complying with the currency, tax and remittance rules that apply where you live and in Pakistan. Where a society offers an overseas payment route, those arrangements are between you and the developer or its nominated bank.
Your responsibilities
- Give us accurate contact details and requirements so we can advise you properly
- Satisfy yourself about the legal status of any plot, file or property before you buy
- Read the developer’s own booking terms, allocation letter and transfer conditions
- Keep original receipts, allocation and transfer documents safe
- Use this website lawfully, and not to scrape, copy or misuse its content
Third-party names and logos
Society names, developer names and logos shown on this site belong to their respective owners and are used to identify the projects we deal in. Their appearance here does not imply that we are their agent, or that they endorse us, unless separately stated.
Limits of our liability
We take care to keep the information on this site accurate and to advise you honestly. To the extent permitted by law, we are not liable for losses arising from decisions you make based on indicative information published here, from changes made by a developer, from delays in development or possession, or from any dispute between you and a housing society. Nothing in these terms limits liability that cannot lawfully be limited, including for fraud.

Governing law
These terms are governed by the laws of Pakistan, and the courts of Rawalpindi / Islamabad have jurisdiction over any dispute.
